      If your deal is good, there are more than enough cash buyers. Your stumbling block is having a good enough deal so that cash buyers are kicking your door down to give you money.

      Phil Pustejovsky ok that makes sense but say I have a good deal. How do I find my first cash buyer? I know once I do one deal I can attract cash buyers, I just dont know how to get the first one

      Listing on the MLS and Zillow, along with handwritten signs usually create more than enough action. Buyers are EVERYWHERE right now, looking for deals. It’s easy, easy, to find investor buyers in today’s market.

    It’s nice to know that some people can do real estate investment with absolutely nothing however no one’s willing to teach anyone exactly how to do real estate investment without a lot or much or any money to start with. Plenty of people in real estate investment now say they have done it but they don’t share a step by step of how we too can do it the same way with little or no money. I wish I could get into real estate investment!

      We provide more real world information on exactly how to do this business (for free) than anyone else I have ever found. The main issue I see is that some people simply believe it can’t be done and that’s their biggest hurdle. Whether you think you can or you think you can’t, you’re right.

    In my own, small, way I just started this year. I purchased a duplex, that I am going to convert into a triplex. It’s under an FHA loan so I’m obligated to live here for now. But when I’m out and renting all 3 units it should be cash flowing even after I put money aside for repairs.

      I want to purchase a duplex but I work abroad making a great living in China teaching (I pay no rent). Can I still get that loan somehow?

    Locating motivated sellers is a full time job, but it can be fun. My question is, where do I find lenders willing to front the money after I find the seller? None of the sellers so far are motivated enough to let me take over their payments. Thanks Phil for all you do.

      In the beginning, you can sell your best deals to other buyers BEFORE you have to own it (while you are still in the contract stage). And generating motivated sellers requires less than an hour per month of time if you set up the right marketing channels to do the work for you.

      Bandit signs violate local ordinances in just about every municipality in America so if you put them up, be aware that it could land you in court. Direct mail has lost its efficiency over the years and these days, it takes $5,000+ mail drops to see any results and even then, it’s tough sledding due to the negative posture created from the mailer itself as well as the additional costs associated with hiring someone to field all the junk calls that pour in.

      Definitely not that either. You need to get to the deals before they ever reach the Realtor level.     The best and easy way to start if you have no money is to wholesale the property to so as to have a starting capital. Ask me how i know.
