Today I'm cold calling for the first time ever. After house hacking a duplex, I am now working on wholesaling my first deal. Wholesaling is the art of finding distressed properties, getting them under contract, and then assigning that contract to a cash buyer for a fee. I’m fairly new to this real estate thing and If I could get someone to help me by finding some untouched in a personal trainer in Tallahassee FL that would be great. I really don’t have anything to give but my determination and time. Could anyone help?

Also, on rentals, you could try running the owners name in a people search like been verified to try to find their age because an older landlord might be more willing to sell!

Tip: Do not tell people you’re a local investor, tell them you are a cash buyer in the area looking for distressed properties to purchase.
Once people hear the word investor, they get defensive and immediately think this person is gonna low ball me.
