Because with a buyer, you are the only agent working. When you have a listing, you have all the agents in the area working to sell it. Leverage
Cos u are showing buyers many houses driving from place to place..
But a listing is only one house u don’t spend time and gas driving from place to place.
If you have a well qualified buyer who is decisive in a slow market the u get paid fast and may onky show 2 to 3 houses before u go under contract.
Also listings get your signs In a yard and neighbors get to see your signs.
If one is strategic great at lead gen either list or buy can be great
