If only we could ve toured it together 🥲

  • @davidchen587 says:

Ryan, great job as always with the tour!

Yes, the location and views are its major selling points, but I have to say in that price range of $100 million+, it is the most boring, uninspiring and overpriced property in the world! No soaring ceiling with overlooking second floor balcony in unit, no in unit theater, no in unit pool/spa/hot tub…, not much of extravagant amenities, its finishings and interior design are mediocre at best. We are talking about $169 million guys, this place should literally clay with all marble and gold to even worth it. At this price range, this is making “The One”, ultra luxury mega mansion in LA a bargain deal.

  • @consti1873 says:

You know you’ve made it as a real estate agent when you have an apartment like this in your portfolio 😮🤯

  • @Conker187777 says:

imagine paying 170 MILLION for an apartment in NYC and not getting a terrace

  • @scotthayes6965 says:

Aside from the view, the apartment and furnishings have all the charm of an upscale airport lounge at best.

  • @CanadianPrepper says:

Its sad that this is the extent of what money can buy, its truly lonely at the top

  • @jec1ny says:

For the record, the NY Times is reporting that the condo board is suing the developers for upwards of $125 million over all the problems in the building. I wouldn’t take this or any other apartment in this building if it was offered for free. I don’t think it’s safe.

  • @ronmexico1874 says:

Feeling great in my single story, ranch-style house with two steps down to the large, tree-lined, private backyard and my veranda with grill. No worrying about terrorists or earthquakes or fire or the building swaying in the wind or the cracks in the superstructure or the elevator breaking down on the 75th floor. Screw your penthouse.

  • @MasterJorge052 says:

As he was going through this tour, I wish we could’ve seen the building floor plan while he was introducing each room so we get a sense of where it is in relation to the other rooms

  • @briannerk3373 says:

The thought of living in that match stick of a building 1000ft up gives me a panic attack.

    • @judas7585 says:

IK so scary the building looks like its gonna fall over with the slightest gust of wind

    • @memd777 says:

No one has lived on this penthouse , nor anyone rents it out. The guy bought it for 90million 3 years ago, and now selling for 169million.

    • @pawelgrzesznik9210 says:

@mehmud I wonder how much he pays in monthly HOA and property taxes, despite not living there. But of course he get’s the billionaires quote, much less than most NYers

    • @gingerelvira6587 says:

I would be afraid of an airplane driving through the window

    • @jasonholtkamp6483 says:

I used to work in a really tall skyscraper (albeit only on the 60th floor) and I know this is going to sound bizarre but honestly, you get used to it. lol

  • @heyokaikaggen6288 says:

The only thing you really need to know about 432 Park Avenue is that it’s architect, Rafael Vinoly, based its design on a bin. I think this tells you pretty explicitly exactly what he thought of the people who were likely to live there.

  • @JCZ0RR0 says:

This had so much potential, yet feels like a common area lobby with luxury name-dropping. So unfortunate.

  • @yuhboris304 says:

The buyer solely treats this as an investment. In an interview with the B1M, Ryan admitted the buyer for this property had never even toured it before buying. Sure they might spend a few days or weeks in it out of the year, but many of these kinds of properties in NY are bought as investments… no different than the way the rich buy and sell expensive pieces of art.

  • @mizzmolly7649 says:

From what I understand, residents are experiencing numerous construction flaws and there’s a legal battle going on. That’s unfortunate, especially with what happened with the Florida building collapse.

  • @InTheNow2020 says:

Good for you Ryan. Nice listing. Reading the comments, I would have to agree on the views being just amazing, but the furnishings could be improved. I think the new buyer would change some of furnishing. Personal taste would be to add some more dark woods and drapes, just to start. But yes, an amazing address. Liked and subscribed from Vancouver, Canada.

  • @VidaBlue317 says:

I actually think it’s really cool – reminds me of the views from atop Columbia Center in Seattle – simply amazing. Too bad there’s no rooftop observation deck at 432.

And sky-high views are certainly impressive, but I also like the idea of having a modest penthouse like Jackie O’s 5th Avenue residence. It was high enough for great views across Central Park, but still low enough to hear the sounds and feel the energy of the city below.

What what would be your dream NYC home, if you could live anywhere?

  • @j.criquette3334 says:

I like that it includes a library. That should attract interest from all the scholars looking for a penthouse.

  • @alebroker7587 says:

When I see how insanely tall this building is, I cannot stop thinking of the movie the Towering Inferno. I would rather buy a really nice Townhouse or an apartment with a terrace at least.

  • @jovrien says:

Imagine bringing back to life the Astors and Vanderbilts of the gilded age and showing them how their land looks like now and there’s this gem as the centerpiece like I wanna see their faces

  • @ckhatton says:

It sold for $87,660,898 in the end. The highest priced sold unit so far is unit 92 (four floors down with more beds) for $91,125,497.
