    50% conversion ratio at listing appointments sounds high in my experience for a new agent. NAR has that average at 25%. 50 contacts to secure a listing appointment for all specialty nitches…

    That leaves out a LOT of details. New Expireds for example, the pick up rate is 3-4% per hour in my market. (Utah) That means 6 1/2 hours to get only 20 contacts…. And 2 out of 3 hang up at the word “realtor”. (No, I’m not exaggerating. These are actual numbers tracked). So to have 20 real conversations with Expireds (ones that didn’t hang up on you in the first 3 seconds) you’ll need to hit 6.5 hours a day for 5 days. So NEW Expireds DO NOT WORK in my market. FSBOs are a different story. FSBOs are 9-10 contacts an hour. Much much better roi. And Geo is probably 150 contacts to secure a listing appointment.

    So if I could make a suggestion, perhaps you might consider breaking those nitch conversion rates out into each category, because new Expireds will bring you 0 business in the last 8 months. (Ask me how I know). 😏

      NAR data shows that the average agent converts 25% of all listing appointments. However – the “average agent” sells 2 homes a year – they have little to no closing skills

      Of course 50% conversion is high(er) – he said those are the results after an agent takes a 90-day listing appointment boot camp

    For those who are concerned that she buys leads and not only prospecting, the point of this is to get another perspective on lead generation and business model. It’s good to hear what someone does that you may not do because then you can learn if it’s for you or not.

    Hey Brandon, I’ve been door knocking and cold calling because of you. My business partner and I actually came up with a game plan to door knock on Easter Sunday. We went into this condo complex and we split up to tackle it faster. On one. Of those I got a flyer of mine ripped and thrown in my face. I stood there contemplating life for about 10 seconds and I said to myself I can’t make money if I quit here. 4-6 door knocks after that I got my first sign contract on that day literally 5 minutes after.

    That is such a smart move! Buying leads can really boost sales when done right. Just make sure to validate leads’ contact info to ensure that they are usable and working. The last thing you want to experience is to reach unreachable phone numbers and bouncing emails. Our realtor clients also buy leads for their real estate business, and they do use our verification tools to weed out bad leads. 😊

    Awesome interview Brandon! When you say “skills” are you referring to scripts, dialogues, objection handlers, listing presentation and the ability to consistently prospect 5 – 6 days per week hitting 20 contacts per day as you mentioned (in my case via door knocking)? Or, am I way off and it’s something different?

    I’ll be licensed very soon and I plan on taking my first year to make friends and build relationships. If I go door to door it will be to invite people to my barbecue. I love learning about my neighborhood and my local community and thrive on attention and friendship. Believe it or not my goal is not financial, It is 100% social. I’ve made $20,000 a year for the last 20 years and can live comfortably on that. If my relationships pay off in the future because of the value I provide, I would use it to buy myself more time with my kids.
