    I personally believe it’s a hybrid of both sharing what you do and asking the right questions and discovering their pain. I’m not sure if there is any solidified right or wrong way to approach the listing presentation in regards to showing them what you do vs. conveying their desired outcome. I’ve used your listing presentation and it’s worked perfectly, so I’m not complaining. I know other listing presentations work for others as well, like Jordan Cohen, the #1 RE/MAX agent in the world who teaches the opposite of this and how to convey your value by what you’re going to do for the seller. At the end of the day I do believe it comes down to that seller’s gut feeling and the way you as an agent comes across as someone who is confident, enthusiastic, and actually cares about getting their home sold. I could be wrong but I know for a fact both ways work. Thank you for this Brandon, always appreciate your content and I look forward to you new listing presentation!

    Sellers care about how you can alleviate their pain and the options you give them to do that. Speaking of being a mule…. I had a seller on an estate sale who was from Germany & selling her grandmother‘s house, tell me she thought I was just an order taker. I charged her $400 for a lengthy in-person market analysis because she chose another agent that spoke German. This was her perception of all agents until I charged her for my services.

    I am a new agent, with 30 years of corporate sales experience. My biggest concern has been how to distinguish myself from the “pros”. Offering to set up showings in competing properties is absolute gold. Not only does it give them perspective, it also elongates the time for the agent to develop rapport, outside of the “presentation” format. When you do return back to the kitchen table, the agent now has the opportunity to ask the seller their thoughts about the properties visited. Thank you Brandon.

    Excellent presentation about the Mule and the Magician.

    Please do an interview with the coach about the tired tradition used by many agents/real estate companies that many sellers find offensive. These include:

    1) Try to get the listing by acting as Mule, and talking about all the stuff can provide.

    2) After getting the listing and posting the price, immediately inviting other agents/brokers to see the property and provide “feedback”, which is simply pointing out everything that is wrong with the property, and asking for lower price!

    3) Telling the seller about the need for painting and staging, and even offering the seller $50,000 or $100,000 interest free loan for 60 days, which is in essence an attempt to trap the seller into selling the property at lower price, or face paying interest on borrowed money! Some sellers may fall for such traps. But unfortunately, it gives the real estate agents a bad reputation.

    4) Pushing the idea of Open House for the primary reason of finding new listing.! Any experienced agent should know that Open House hardly results in selling the property, and that serious buyers will make an appointment to see a property. The Open house often brings the nosey neighbors and the criminals who want to case the joint for robbery.

    What if you can’t schedule the 3 showings with the 3 properties at the time you have the listing appt? That’s a lot easier said than done
