    It is not the end of Real Estate Agents.
    It is going to get harder and harder for bad agents.
    Most brokers and agents are not realizing their are less and less houses that go up for sale being placed on the MLS listing market.

    I have not met a seller who was happy with flat rate fee realtor. This is a standard realtor try to use with FSBO leads and most FSBO I close have been owners who tried the flat rate fee. There fee was flat rate at 1500 dollars. Don’t get me wrong it will cut into the pie just like buyer agents who will try flat rate fees and 1% and they don’t last at that rate. I would not worry. Just get these clients to accept a cash offer and avoid the flat rate and all the other stuff. As it would be better. Know your worth and value and be better then these peopel

      Yes, Redfin has awful reviews and doesn’t even charge to schedule a showing. This company will be a flop. Even Redfin hasn’t turned a profit yet.

    Let’s not forget buyer fatigue and how buyers hate looking up their own options as it’s a lot and overwhelming. Plus humans want a easy button this does not sound like easy button

    12:00 This is so true. Had a closing last month where the survey and lien search were late. My buyers were buying from a seller who was also buying on a contingent contract. We had to come up with a plan so none of the 3 parties were sleeping in the street with a moving truck. We were able to coordinate 2 pre-occupancies so my clients could move into their soon to be new home and those sellers could move into the home they were buying for 2 days while we waited for the survey and lien search. Cooler, experienced heads prevail when shizz hits the fan in a purchase or sale and that’s what we get paid to resolve.

    How can Landian expect agents to use this platform when the new rules say we have to get a buyer broker agreement signed first? If agents do any of the flat fee services that Landian is proposing (booking a tour/writing an offer without owing a commission), we would be violating the new NAR rule of needing the buyer broker agreement signed.

    We can’t have both.

    Also, Landian is a stupid name.

    NAR is complicit to not fight. We as agent were promissed to be protected but sabataged by NAR. We need to take over Nar

    In Maryland you have to have an agreement signed with the buyer to show property even rental properties so will they still need to do this?

    thanks for the info. Why don’t the loving Sitzers find the people they purchased their home from years ago (the one they sold) and give that seller the fees that seller paid!!!!
    And lets this plan continue and then go after them legally

    Landian won’t survive. They don’t understand that the value a buyer’s agent brings is not only in writing/negotiating great offers but in guiding, advising and protecting clients while under contract and even after. Buyers don’t need some fly by night, discount agent who is willing to write you an offer for $199 and could care less what happens afterwards. But it may take some folks learning the hard way. 🤷‍♂️

    I’ve said from the beginnng of this whole debacle, that if there are “victims” in this whole thing, the “victims” would actually be the buyers, not the sellers. The buyer’s agent has perverse incentives get the buyer to buy a house, regardless of whether or not they got a “good deal” on it. In essence, the buyer’s agent and the seller’s agent are BOTH working for the seller of the home.

    Fear and uncertainty create major wealth. It’s those who take the risk and have strong gut to endure the bloody days. When i notice extreme dips i tend to actually move more money to Bitcoin

      I feel sympathy for our country, low income people are now suffering to survive yet inflation and recession keep increasing daily, many families can’t even enhance the good cost of living anymore. You’ve helped me a lot Sir Brian! Imagine I invested $50,000 and received $190,500 after 14 days

      Very possible! especially at this moment. Profits can be made in many different ways, but such intricate transactions should only be handled by seasoned market professionals.

      Some persons think inves’tin is all about buying stocks; I think going into the stock market without a good experience is a big risk, that’s why I’m lucky to have seen someone like mr Brian C Nelson.

    Had a seller try to negotiate a deal without any agents involved prior to hiring me and the deal went south a week before closing because nothing was in writing and the terms weren’t agreed on. Just accounting for the documentation and liability prevention is such a huge part of an agents value. Not to mention the ability to negotiate and keep a deal together because we are able to problem solve instead of getting emotional. Like you said you don’t know how much you need an agent until you try and do a deal without one

    The flat fee business model will be the future for all real estate agents just like every other professional that is involved in the real estate transaction. Down the road, just like what happened to stockbrokers, the majority of homeowners/buyers will feel comfortable enough to transact without any agents.

    Sitzer benefited from the “old model” by selling his home quickly and for the highest dollar. Now he wants to “cash in” on the carnage he created. Ricky, thanks for sharing this hilarious development. You are right. Landian will go nowhere. Landian wants to get it’s “inventory” from the magic internet (correction – from the MLS that agents created over the last 50 years). Ricky, love how you poke holes in the silly fee amounts quoted.
