Can anyone explain how did she make 260k if she got paid 5-6% for a total sale of 11million dollars ? Shouldnt it be 550-660k ?
Yes… you only get half of the commission charged. The other agent gets the other half
@@BrandonMulrenin got it. In India, buyer/seller pay their agents which is usually 1% each and most clients(buyer/ seller)negotiate on that 1% aswell..trying to bring it to .5% or to a lumpsum number. Plus there are no written brokerage contracts, it’s verbal agreements or via WhatsApp chats.
If another agent is involved usually, not always the listing agent will compensate the buyer agent. Sometimes it’s $500, sometimes it’s a % of the sale, there is no standard or rules on how much the buyer agent will be compensated.
Another question Brandon , how difficult/different is it to get a buyer vs getting a listing ?
Buyer is easier but more lengthy and time consuming process. Being a listing agent is generally the best route to go in my opinion.
@@kamelnawf8900 i think I agree with you, buyers take longer. But in India, very few sellers give you exclusive mandates. So, almost all owners entertain/engage multiple agents to promote their apt for sale/rent.
Also, at 11 million dollars for 25 sales in a year, her average ticket size comes to around 440k per sale. Is that the average ticket size of the resale home in New Jersey ?

@@vishalg90 that depends on the organization, some ISA’s strictly make phone calls to set appointments for the agent’s. In this capacity the agent is an OSA (outside sales associate). Some ISA’s handle all the marketing and administrative tasks. Varies.
@@adamblacketter got it. Its a telecaller who prospects for you . But I was under the impression that you aren’t allowed to call random numbers in US to sell/market/prospect for property buying/selling. Is that incorrect?
@@vishalg90 it is permitted to solicit so long as the people you’re calling are not on the do not call list. 96% of Americans are on the DNC list.
Another question, 25 sales a year. Is that a number that an individual realtor can manage or do you need a team for that ?
Totally manageable up to 50 deals a year in my opinion.

@@vishalg90 I’ve not hired any ISA’s as I’m a solo agent. I have worked on a team and a team manager handled all the administrative tasks and marketing while I just met with prospective clients and helped them buy and sell. In that capacity the team manager acted as an ISA/Admin while I was the outside sales associate. Typically most agents are solo meaning they handle everything…ISA, Admin, Negotiations, OSA, etc..
@vishalg90 i did 52 units , no team in 2020 before leaving production. You can do it but it is exhausting. Highly recommend a TC
