Thanks for this! I did my first day cold calling as a new agent today. I tried it my way by getting straight to the point, then when that wasn’t working I found your video. After trying this method, I got two leads in under an hour. What I want to know is, how should I respond to another real estate agent I call who’s incredibly rude and annoyed? Our dialing system filters out people who are on the do not call list, but not other real estate agents in the area.

Thank you Ricky for this very helpful video. I am getting myself started as a real estate agent and I did not realize that phone calling was such an important part of the job. When you are cold calling, is it with the goal of getting seller leads mostly (knowing that it could also be buyers lead) or is it with the goal of getting seller AND buyer leads? I am based in Thailand where I don’t yet speak the local language and I am wondering if this strategy could be applicable here. Jeremie

Great material. I love the psychology behind this. Every call’s going straight to business. No one’s really taking the time to find out how this person is doing. By asking how they’re doing and throwing in just a dash of the small talk about the weather, you’re not only acknowledging the human behind the business mask, but you’ve just excluded yourself from the pack.
You’ve become a sight for sore eyes so to speak, on what might have been just another lifeless day at the office. But even if the person on the other end is not interested in this type of engagement, you’re still the one person who actually TOOK THE TIME to care about how they were doing on a personal level and that type of GENUINE friendliness is hard to forget regardless of how pressed for time this person is.
Sometimes “No” doesn’t mean “No” it just means “Not now”.
And who are they going to remember? ๐

on the third one, do you think it is a good idea to ask the prospect if he recently considered selling his home? Because the prospect probably has not considered to sell his hoome and he will say no.
I have no experience with cold calling, and this is a great sample. I will try this on my first call.

Hey Ricky love your videos. They seem to help alot and I’m not even in real estate! I was wondering if the third part (about the weather) would still work well if you call businesses? I feel like the Decision Maker would feel like I’m. Wasting their time. (I sell HVAC systems to new home Builders at the subdivision scale)

Hey Ricky! Just started your course and I’m already feeling pumped up! Rookie question – how do you reply to “How did you get my number” question? Obviously you got the number from a service but that might make the potential lead uncomfortable or exposed knowing that as agents we can get their numbers. Also have you ever had your number flagged as a “Potential Spam Call?”
“i’m not even sure how my marketing department gets numbers, but hey if you were to ever move or sell or something like that, is their someone in town you might work with? ..no? (continue with script)
