The best perk to this method that comes to mind is that if you are someone trying to virtually wholesale a different market than where you are, you now have the ability to get boots on the ground. This channel is really the truth! I just got my first property under contract but only to realize I did my numbers wrong on my ARV and for the investor/buyer activity in the area. Hopefully i can still close this deal but I definitely learned a lot going through my first contract
