I’d like to be on your show to discuss. I do work 9-5 selling insurance products… any interest because I went through all that studying to do what??

    Please tell the new agents about the tired tradition used by many agents/real estate companies that many sellers find offensive. These include:

    1) Trying to get the listing by exaggerating all the stuff you can provide.

    2) After getting the listing and posting the price, immediately inviting other agents/brokers to see the property and provide “feedback”, which is simply pointing out everything that is wrong with the property, and asking for lower price!

    3) Telling the seller about the need for painting and staging, and even offering the seller $50,000 or $100,000 interest free loan for 60 days, which is in essence an attempt to trap the seller into selling the property at lower price, or face paying interest on borrowed money! Some sellers may fall for such traps. But unfortunately, it gives the real estate agents a bad reputation.

    4) Pushing the idea of Open House for the primary reason of finding new listing.! Any experienced agent should know that Open House hardly results in selling the property, and that serious buyers will make an appointment to see a property. The Open house often brings the nosey neighbors and the criminals who want to case the joint for robbery.

    What you are saying is so true about coming into the industry not knowing its true nature of sales and specialty. It was a complete culture shock to me and definitely made me change my mindset. This not being explained upon entry has put many at a disadvantage. Thank you for the tips and the content. Everyone, much success to you.

    It’s all about AFFORDABILITY, since making the wrong purchase decision can have life-altering (ruining) consequences. The reality today, whether Realtors want to admit it or not, is that the MANUFACTURED HOME COMMUNITES represent the LAST VESTIGE of homeownership, and it is in these communities, where the aggressive marketing should be focused.

    There are still nice areas like North Myrtle Beach SC, right on the water next to big money condos, where a MH in a long established community that isn’t going anywhere, where a MH the same size as a condo, if not larger, can be purchased for LESS THAN $125,000! Some have already been fully renovated and may even include a golf cart!

    YES, these are cash purchases, but this is where the FRIENDS AND FAMILY route comes in. Time for families to come together and raise the money needed for the peace of mind to know that elderly parents/adult children on hard times or newly starting out married couple have a home they own outright, and don’t have to worry about HOA liens or loan foreclosures.

    THIS IS TODAY’S REALITY.

    I know RedX, and other companies sell them but is there any other way?

    Outbound prospecting should be something you do temporarily and if you have no money or nothing else to do. It is not sustainable over a long period of time for any business. You’ll eventually burn out because there are only a certain amount of hours in your day. Getting stuck in the cycle of “cold calling for leads” keeps you in the real estate rat race.

    Quick question. Just started in this business and im wondering what’s the best way to start doing open houses? Is it simply going to better and of the business at your brokerage and asking or is there a way that someone could suggest to me?
