    I’d say normal. Worthy of a full security deposit release; it’s normal wear & tear. Repairs look fine. Could have been a real disaster, as I’m sure you’re aware of.

    Some of that, if not all of the deposit, would have to be penalized. If the lease agreement has a no smoking cause and you can smell it, then they clearly need to be charged to get that smell out. Some things were normal wear and tear, but some things were just neglectful on their part.

    I’ll explain my answers. I own several homes. My primary home has to have the ceiling fans cleaned annually. 12 in total. No one smokes in the house. Cooking grease will also vaporize and float in the air, attracting dust. The cost of those wall repairs is a couple hundred at best. Unless they need to be redone i.e. poor sanding & paint prep, it’s a done deal, unless you don’t paint between tenants that you’ve had for years. It’s not the tenants cost to repaint after years on a lease. No broken windows, no damage to floors, no broken fixtures, except the one light socket ($75). And most of all, no flooding due to water negligence that would require drywall removal, mold abatement, electrical repairs etc. i’d gladly give those ppl their full deposit and ask if they would like to rent another of mine elsewhere. My thoughts.

    Casing for the lights and however much a can of that paint cost and like $50 for my time to do it(labor)…. Otherwise,… great condition…. If they deposit was $1000 I’d give em at least $850 back

    Replacing 2 fans and a light fixture. No deposit back. But it’s not to bad for 3yrs
