You always provide sage advice Mike. I am delving into video and it is not easy for me to adapt. Just learning how to edit a video can be an overwhelming event. I have invested in Roxio and tube buddy and these become other educational experiences to fine tune my branding.

Mike I think the changes have been taking place however the announcement is just coming out. I’ve noticed since mid July that my Facebook ads have not yielded the same results as previous months dating back to last year and I’ve been using the strategies you talk about. IG has also made changes in the way reels are being delivered to audiences. When I’m running ads and making reels the same way since the early part of this year but since summer my lead volume has been low, I knew Meta was making changes in the background.
Thank you so much for confirming what we knew was coming. Pointing out effective alternatives for budget-minded (or limited) realtors. And pointing out the silver lining for those who make it through. Fair winds and following seas my friends…

Hey Mike, Thanks for the heads up. I’m curious to know how this would impact a re-targeting strategy. Most of my budget goes on retargeting from my organic content (mostly “video-views”). I have had to label the special ads category, but at least it was hitting only warm audiences. thanks!

Solid video Mike. Hereβs my 2 cents:
Marketers who adapt, will win. FB is shifting, and has been shifting for years towards broader targeting. This means your focus should be much heavier on your ad creative. If your ad is GOOD, Facebook will find your audience for you, and show them your ad. If you canβt be profitable on one platform, you will likely be disappointed by trying a different one from my experience. Hope this is helpful for anyone reading πͺπΌ
I definitely agree, but while people feel things are shifting, I don’t really believe so. Because even years back if you had a solid offer and ad, it would literally carry your ads for you. Targeting interests would just slightly make things cheaper (sometimes). It’s still the same today with ad and offer being #1, FB is just putting rules in place that require marketers to think about this approach more than before.
Always great stuff Mike! Saves us all a ton of time, and earn more clients.
So far these updates haven’t really caused any issues for us. FBs algorithm is very good so it really doesn’t rely on targeting anymore it relies on your ad and offer, and FB will optimize for your ideal viewer. Still getting $2-$3 CPL which of course isn’t 17 cents, but it’s still good compared to other industries and really all you need is one deal to come from it and you are solid. Youtube ads I haven’t tried yet, that is something I may try
I have just joined EXP and itβs a big learning curve with all the new processes etc but what is fantastic is the marketing content that give to agents to use and the helpful information

Hey Mike, with FB eliminating custom audiences in October, how will we be able to do any retargetting? Aren’t custom audiences built based on people clicking on an original ad and then building up that file / audience to retarget with other ads? So are you saying this will no longer be allowed or am I getting things mixed up?

Mike, thank you for putting out this content. I’ve been able to get some traction on lead gen and it’s been great. The more I watch your videos the more I’m growing my business.
This is my first time watching your content. I’m all too experienced in FB’s ever changing advertising rules. I just finished a campaign where I let FB “choose the best” place to promote a listing. It included 3 photos and a video. I ran it for a week at $5/day and it was viewed almost 34,000 times. It DID NOT produce leads. But advertising it in Market Place did. Looking forward to more of your content to make the most out of these changes!
