I hope everyone see’s and watches this. EVERYONE feels like quitting and gets demoralized sometimes, but if you just keep pushing every time, you can find great success!

    I’ve been a real estate investor for over six years and study much like you do. THIS ONE VIDEO gave me the clearest understanding of a commercial multi unit deal (I have only done warehouses in the commercial space) over ALL other videos I’ve seen. Thank you for the work you put into this, your content it the easiest to digest I have come across in over 6 years. Lets get it!

    Some advice if you aren’t already planning this: schedule all inspections on the same day and call out your contractors to write out quotes for you right on the spot.
    It’ll be a crazy day but you’ll end up saving so time in the long haul, and estimates will be far more accurate.

    Also, i would invite the seller to come by. Just for transparency. I was able to get a 1.7m deal at a 30% discount with no arguments just because I had the seller present during inspection

    Quick correction: as a multifamily agent myself, the commissions are usually lower %. For properties $2-10M, the total between both sides would probably be 4%. $10-25M is likely 2% for both sides. $25-40M is maybe 1.5%, and after that it is usually a flat fee. This is for the exact reason you mentioned: no investor wants to shell out $6M on a $100M sale.

So until I can get in a position where I can hinder the economic growth of white women I can’t be racist. I can on be prejudice which is my God given right to do so. To prefer 1 things over another. There are a lot of problems going on in the world and this is the best use of your time to try and control what 1 black women is saying to another black women. How is that effecting your finances or your safety. Stay in your lane because no one talking to you.

    Inflation and Recessions are part of the economic cycle, all you can do is make sure you’re prepared and plan accordingly. I graduated into a recession (2009). My 1st job after college was aerial acrobat on cruise ships. Today I’m a VP at a global company, own 3 rental properties, invest in stocks and biz, built my own business, and have my net worth increase by $500k in the last 4 years.

      Let’s face it… buying more stocks & index funds during stock market corrections and bear markets is scary. Which makes it really hard to do for most people like me. I have 260k i want to transfer into an s&s isa but its hard to bite the bullet and do it.

      You need a Financial Advisor my friend so you don’t get ripped off in the market. They provide personalized advice to individuals based on their risk appetite, placing them among the best of the best. There are bad ones, but some with good track records can be very good.

      I agree with you totally, Yes they can be positively impactful to an individual’s portfolio. I started with a trust Financial Adviser named ” ROCH DUNGCA-SCHREIBER* “. She is verifiable and her work ethic complies with the US Investment Act of 1940. Her approach is transparent, allowing full ownership and control of my portfolio with very reasonable fees relative to my portfolio earnings.

      She covers things like investing, insurance, making sure retirement is well funded and looking at ways to have a volatility buffer for investment risk, lots of things like that. You can take a look at her full name on the internet. She is renowned. So it shouldn’t be difficult to find her official webpage
