    First thing I tell all new agents to do in our office is get your database together, at least 50 contacts. Then start calling. Great video. #321

    I am relatively new and so excited to start this! Thank you for doing this for free! One thing I have noticed is that EVERYTHING in Real Estate costs money. And coaching is enough to put you out of business before you start. You are a blessing!

      Hey Emily! I passed my national last Friday on the first try! Take my State Exam today. Follow Prep Agent on YouTube! His videos will definitely help you! I also signed up for his plan. I studied for about 3 weeks. Studying the vocabulary for 1 week. Then 1 subject for about 2 days. I went into the exam confident bc of the help of PrepAgent! You won’t regret it! Good Luck!

    You mentioned that you go to every inspection and so far I have only missed 2 in the past 4 years. Today during walk through before closing we saw something we missed during inspection and due diligence. Nothing we could do about it but then my colleague said that’s why she doesn’t go to inspection or if she does go she only goes at the very end for the wrap up. She said that way you are not responsible if something gets missed like that. This has never happen to me before and even though I felt bad I didn’t feel responsible because we all missed it even the listing agent. But I hate changing my behavior and becoming fearful that I will be expected to be responsible for what the buyer and inspector missed. How do you handle inspections? Do you go for most of it or just the very end for the reca?.

    Looking forward to the 28 day challenge! Great video. Just shared it with a new agent in my office who got her license 6 months ago. She’s thinking of giving up. She’s on a team and has to split her commission 50/50 with her team leader. That’s after the 60/40 split with the brokerage!!! I’m encouraging her to go it on her own and use your coaching program.

    Hey Ricky! Starting from scratch, my amigo. 90 day action plan begins tomorrow and I’m starting the 28 day challenge today!! Working a small part time as a side hustle for steady income. Tomorrow I begin getting up 30 minutes early. Planning my activity week this evening. I’m at work right now (cashier, local supermarket) within my local community. Giving my business cards to my teammates and to clients. Building my database. Looking forward to completing my 90 days and being promoted to Gem status!!! #letsgooo #321club

    The problem is today the sellers want you to list their home at a lower commission rate many agents will take it at 3.5% as there is too much competition from part time agents.

    The buyers now see you are making 2.5% and they want cash back /rebate a portion of your selling commission as many agent are even advertising 1.25% cash back if you buy with them. Too many part time licensed agents in the marketplace.
