I own an investment property outright and have the same tenant in that unit for the last 12 years. I only raise the rent when my property taxes or maintenance costs increase.       @@bballah9969bingo thank you these people don’t get that’s the only reason I’m getting into real estate idc to borrow a lot of money, a lot of these real estate gurus go borrow money from a hard money lender put it in the property the value raising and they turn around and take out a mortgage on That property to pay that hard money lender back, it’s a good strategy for the ones that’s trying to do this thing fast but it also leave you paying the bank back hoping the renters will pay on time, ima take the long route slow and pay cash

    Wrong math. It can also be less then 250k. Just because you invested 60k into renovations doesn’t mean the cost of the property will increase that much, it could increase if you done your calculations right and the market is going up😂
