    It’s something new every day. We don’t even know what to do anymore. These changes come with something new on a daily basis. Now, we need to look at this even closer.

    When NAR initiated the clear cooperation rule I thought it was absurd. How we market the property is between me and my client. Keeping it ‘fair” is nothing more than a tactic to keep under producing agents paying dues to NAR.

    It makes no sense, Ricky, that NAR would position themselves against Realtor compensation at this point. It’s ludicrous and I’m glad I stopped paying Realtor Board fees years ago. It makes absolutely no sense. ⚘️⚘️⚘️

      We don’t have the option in my area if we want access to the MLS.

      @@jonsatvoutdoorchannel6686 Our Denver Metro MLS has not required participants to be NAR members, at least as long as I have been a participant since 2003. As a licensed real estate broker, I can input listings into the MLS in the same way as a traditional NAR member, and listings are just as visible to other agents and syndication websites. Everything about my listings appear the same, except there is no R logo next to my name. We are super lucky not to be required to be NAR members in this mls.

    In Colorado, we are not mandated to be or become a NAR Member. Clear Cooperation does not protect the public. It restricts them! ⚘️⚘️⚘️

    In Ohio, we are required to follow all lawful instructions of the client. If the client says I dont want my property on the internet or they want it marketed quietly…not online, I’m following their instructions and the hell with NAR. NAR doesn’t govern my license, the state does.

    Every Realtor needs to go to the local association and negotiate the NAR fees.

    I feel that as a new agent, I don’t have the experience to have a nuanced opinion. However, this past year has been a Huge educational experience 😳
    I feel ,at this point, NAR is operating somewhat like a Stackholm syndrome situation. The clear Cooperation policy seems to be Only for NAR’s benefit. 😢

    I believe I should be free to do what my sellers want to do. If they want me to keep it off the MLS and shop it around privately, I should be able to do that. I have all sorts of clients. I have wealthy clients who do not want just anyone in their house. I have law enforcement clients who don’t want to buy a house off the MLS where all the interior pics have been blasted via IDX to every single member of the public can tell the layout of their family home they just bought.

    Negotiable doesn’t mean you can’t have a fee you always choose to work for. It just means we can’t collude with other brokerages. Thus, it is the same with the grocery store. They can have a fee but can’t collude. We don’t have to take less or ask for more. They can choose to go to someone else. We can’t tell someone there is a set industry fee. In fact, we should say the opposite. However, we can say this is our fee and then justify our services.

    I don’t call myself a Realtor anymore. I call myself a real estate agent. All lower case! NAR has embarrassed themselves.

      Yeah, I really don’t care about the Realtor label. How many people/clients actually know the difference between a real estate agent and a Realtor anyway?
      I just use “Real Estate Agent” in the event (hope) that my brokerage actually ends the requirement for membership – and then I won’t have to update business cards, online profiles, etc.

    As someone who has been on my local board for the past five years through president, I have now decided that the only association that matters is your local association and that is even saying a lot. Love your thought processes… always great thought provoking conversations. With true authenticity.
