Makes sense. To have it at an affordable price this way your tenants can afford it and quality tenants stay longer

    • @yvonnedelories4780 says:

Absolutely! Good long term tenants are hard to come by. I’m a long term tenant now retired. My apartment of 17 yrs is no longer peaceful for me because of two residents who are disrespectful w/their music/bass for the past year. And Philly is so regentrified that it’s becoming unaffordable in the city even in the hood causing so many people to have to move. But where? If only I had gotten into real estate when I was younger and still working.

    • @sunshinesunflowerz1647 says:

@Yvonne Delories itโ€™s not too late to get into. โค๏ธ

    • @dnae760 says:

@Yvonne Delories I agree with above comment. It’s never to late ๐Ÿ‘๐Ÿพ

    • @kathleenking47 says:

How come we dont see BM building something

    • @jackado9848 says:

Yes also they can pay monthly. No matter what may arise

  • @latoyaporter1944 says:

This is why I got into real estate investing! When I was a renter I had trouble getting into good housing until someone took a chance on me and it was monumental for my family and I. Now I want to pay it forward!

    • @itenee says:

๐Ÿฅฐyes, I am similar. Sometimes ppl just need a chance.

    • @hsr6195 says:

Hey Latoya Porter, Would you mind helping me out. Im currently looking for a mentor to help me move forward. I have be trying to get a wholesale deal for the last 5-6 months. I haven’t had any results. Its frustating but Im not willing to give up. Any body that has been in my shoes and wants to help out, I would really appreciate it.

    • @daveg5847 says:

How do u get into it? Every advisor I’ve ever talked to wants money that I don’t have unless I get into real estate is kind of a catch-22

    • @n_a3522 says:

No wrong way to approach it, โ€œownerโ€™s choiceโ€. I can understand both perspectives on this. Great video, I learned a few things from watching.

    • @Tonnyy11 says:

      ๐Ÿ™Œ๐Ÿฝ๐Ÿ˜Ž awesome

  • @donaldsakala2084 says:

I love that you really take time, effort and money to prepare the houses. Very high quality work as opposed to most landlords who rent out a trash of a house and expect to retain renters. Inspired

    • @sarahsdivinecooking3548 says:

      Hi Miss.
My name is Sarah and I love very much on what you do and I am wondering how do I get to speak with you about my interest in this awesome job you are doing. And I don’t want to attach my phone number and so how do contact you?

    • @thetravelgoods2760 says:

Right! My cousin rents a house and her land lord is a slum lord! Doesnโ€™t want to do ish to it, and literally refused to get her a new screen door, told her sheโ€™d have to buy her own ( because she put one up 2 years ago , one that she had her brother make cheaply ๐Ÿคจ) but then had the nerve to want to raise the rent!

  • @marcyanderson4268 says:

I just subscribe to your channel, a 65 yr. old grandma. I just brought a duplex and one side we had to totally refurbished. We did tile flooring instead of the laminate. Our tenant now has a brand new apartment. Love to see a young sista living the American dream. I pray for much success!!๐Ÿ™๐ŸพโœŒ๐Ÿพ๐Ÿ’•

  • @wandahoward-holmes4825 says:

Itโ€™s my first time seeing you and what youโ€™ve done to your garage conversion! It looks amazing! What a wonderful place for a tenant to live. I wish I had a place just like that. Itโ€™s perfect!!! โœ…๐Ÿ‘๐Ÿพ

    • @pattiturner0425 says:

I would love to have that place too. What a beautiful job you’ve done. This is also my first time seeing your channel.

  • @lisapearl6952 says:

Lili you are so encouraging. My experience with renting to others has not been a good one but you have encourage me to rethink how I would go about it again. Thank you for doing what you do.

  • @jenaicollins8997 says:

I love how you aim to be a compassionate and reasonable owner. You will be blessed for being fair in your prices, especially these days when so many are struggling to find affordable housing.

  • @SkateDreams says:

This is beautiful. so glad to see you flip a house. It is so nice and affordable, enough space for someone to start a life. Will continue to support you because of the integrity and personality you showcase!

  • @actualangel5133 says:

Girlโ€ฆ your priorities are so correctโ€ฆ. Like it that you are thoughtful of someone else rather than profiting in these difficult times.โค๏ธ

  • @biggielittle1384 says:

I appreciate that this doesnโ€™t have any over-the-top editing or obnoxious music in the background. You showed the home and the process of renovating it, complete with all of the complications associated with it. Great job.

  • @billodonoghue9781 says:

Love the work on the studio and the house. The studio layout is fantastic and love the size of the bathroom/laundry area too with the barn door, really cool. The house is nicely spaced and love the design of the wet room for shower/bath, really nice touch there.

  • @jamup870 says:

I enjoyed this video. You are very articulate and passionate about what you’re doing, and that shows by the work you do and the considerations you make about rentals. You’re a breath of fresh air!

  • @denisestarr7193 says:

Some landlords are soooooo greedy, and taking advantage that prices are increasing and they are increasing rents. It is nice to hear that there are some landlords that actually care about their tenants. Many blessings to you!

  • @rayellenkishbach8998 says:

Just discovering you now but LOVE the real-ness and getting to ride along. I especially appreciate you talking about numbers. I’d like to get into property work and believe in my heart that it can be done ethically – to improve neighborhoods, make lovely affordable places for folks to live in a way that isn’t predatory, and extract some income for myself and the other skilled workers. I’m inspired by your approach.

  • @Ferocious923 says:

Love the breakdown Lili. I’ve gradually built my finance and made my first $100k through investing as a single mother juggling work and nursing school, and with what Iโ€™ve learned investing, given enough time, solid investments have the potential to double the initial principal amount, but many investors are instead attracted to the lure of high yields in short periods of time despite the possibility of unattractive losses before even getting out. So the onus is on newbies to beware.

    • @bernadshrimp186 says:

What ways would you recommend to someone who has no experience whatsoever and looking to make some money investing?

    • @Ferocious923 says:

@Bernad Shrimp As long as you diversify your portfolio, any single stock that you own shouldnโ€™t have too much of an impact on your overall return. If it does, buying individual stocks might not be the right choice for you, as you can also try out the Roth IRA or I series bonds. Even index funds will fluctuate, so you canโ€™t get rid of all of your risk, try how you might. With guidance, these are achievable. Levi Clemans, a pro Fiduciary oversees my portfolio. You can look him up online, and connect him.

    • @bernadshrimp186 says:

@Olivia Haviland Thank you for this tip. it was easy to find your coach. Did my due diligence on him before scheduling a chat with him. Also, brilliant rรฉsumรฉ I must say! Got started right away!

    • @mendeleyborisov92 says:

Another gem about is that successful investment is never about being right. It’s about doing thee right thing and sticking to “YOUR” plans and strategies. That’s what smart investors do.

    • @Zmlambo says:

I have not written this sort of comment before but I feel compelled to. Just wanted to let you know that youโ€™re doing a great job Clemans. You have made a difference in my understanding of the stock market.

  • @baileysview says:

This property is super cute and very well put together – those bathrooms are everything! Its awesome that you are pricing your rent at an affordable price, you are giving someone a great opportunity and helping them to be able to live in a beautiful home without a ridiculous price for rent. Great job!

  • @jimeckert607 says:

This vlog is the first one I’ve seen of yours. Great video, and quite inspiring! It was refreshing to hear how orderly you are and the team you created. Thanks for showing your renovation. Tremendous job in overseeing this project! With your energy, self-education, and skills, you will be even more successful than you are now. Hats off to you! ๐Ÿ™‚

  • @AC-cg6gz says:

I love seeing it all. This is NOT an easy job. It can be very tedious. It’s a mental and physical job. You show that WORK is necessary, regardless of which hat you wear atm. But its worth it for personal reasons and it helps your community

  • @datBoondockingdiva says:

Love it โœจ๏ธThis is exactly why I live in an RV ๐Ÿ• So much easier to connect with nature, save, invest, and happily live a fulfilling + minimal life !! Thanks ๐Ÿ˜Š

  • @GhanYt says:

Inflation and Recessions are part of the economic cycle, all you can do is make sure you’re prepared and plan accordingly. I graduated into a recession (2009). My 1st job after college was aerial acrobat on cruise ships. Today I’m a VP at a global company, own 3 rental properties, invest in stocks and biz, built my own business, and have my net worth increase by $500k in the last 4 years………..

    • @HassanChoukri-jo7ku says:

Let’s face it… buying more stocks & index funds during stock market corrections and bear markets is scary. Which makes it really hard to do for most people like me. I have 260k i want to transfer into an s&s isa but its hard to bite the bullet and do it.

    • @bahijarhafiri says:

You need a Financial Advisor my friend so you don’t get ripped off in the market. They provide personalized advice to individuals based on their risk appetite, placing them among the best of the best. There are bad ones, but some with good track records can be very good.

    • @HassanChoukri-jo7ku says:

I agree with you totally, Yes they can be positively impactful to an individual’s portfolio. I started with a trust Financial Adviser named ” ROCH DUNGCA-SCHREIBER* “. She is verifiable and her work ethic complies with the US Investment Act of 1940. Her approach is transparent, allowing full ownership and control of my portfolio with very reasonable fees relative to my portfolio earnings.

    • @bahijarhafiri says:

I know I’ve wanted to start investing for a few months, but just haven’t had the courage to start because the market has been down for most of this year. Please how can I reckon with such skills and what are his services like?……

    • @HassanChoukri-jo7ku says:

She covers things like investing, insurance, making sure retirement is well funded and looking at ways to have a volatility buffer for investment risk, lots of things like that. You can take a look at her full name on the internet. She is renowned. So it shouldn’t be difficult to find her official webpage
