    Ricky you’re way too nice. 99% of agents don’t follow up because they’re not reliable. We don’t take our career seriously. We take it as if we need business NOW and don’t want to take the time to nurture our clients

    Called one of the most recognized agents in Vancouver, WA on his cell to make an offer.

    Voicemail full.
    Left message at his office, Texted him.

    All no reply so I called again two more times and texted again.

    Still haven’t been able to reach him.
    Think he’s telling sellers there is no interest then buying them himself for under market.

    Much easier to go direct to seller than mess with agents like that.
    Much appreciation to the agents that answer the phone and call people back!

    Ricky, easy to say “don’t worry about whether or not the seller is paying my commission, I will negotiate it into the price”…
    But if you’re competing against another buyer who is able to cover their own agent’s commission, that buyer will automatically have an advantage over the ones who don’t.

      This is a true statement about how unethical the DOJ has quickly made this business.
      In all REALTOR ethics mission statement the commission shall not interfere with the transaction.

    New form of steering, Ricky, this is not a small fraction of buyers, unfortunately I have received MANY calls from agents (granted, it’s from agents who are not very experienced or very skilled), that demand to know if a seller is offering compensation, and exactly how much. If I tell the agent that the seller is willing to pay a commission, and to write it up in the offer, they continue to demand to know exactly how much. If I refuse to say an exact amount, they claim that the buyer is going to pass on seeing the home since the agent’s commission will not be covered by the seller. SMH, it’s a disaster with some buyer’s agents in this new form of steering.

    Yes I get emails all the time “seller offering 4% or 5% to buyers agents”..(this is the new buyers agent bonuses we used to see all the time in MLS!) If this doesn’t work why do we see it so much? Time will tell if these homes sell faster! I got into real estate 13 years ago because I called 3 signs and no one ever called me back…I may not be the smartest, best looking agent, or #1 in my area but I answer the phone and do my best to help people get the house no matter what it pays
