    Well true…but it can be a pillar of requirements. Certainly there wasn’t anyone in their current day dream home in 2021 with a 5.xx rate looking at the the 2.xx staring them in the face and say “time to move rates are good.”. To me that leaves two other buyers- those who must buy for reasons…and those who would like to buy for reasons. Outside of folks who inherit homes in a trust or folks who move for jobs…you are left with the pile of home owners who have something 7-15 years owned who have stock piles of equity and would love nothing more than to BUY some upgrades that have been on the back burner for years or things they can’t build in their current home. I’d venture to say that MOST buyers fall into the “I’d prefer to upgrade if all else is equal”. I’m my own anecdotal data point. I sold last year, renting now so I can shop, and now looking for a property…we’ve found plenty…but the last domino to drop is….you guessed it….rates. Nobody wants to pay the same price for a house that’s 50% of their previous price range.
