7 THINGS I WISH I’D KNOWN AS A NEW REAL ESTATE AGENT – KEVIN WARD

When I was a new agent, I knew I had to put in the work to succeed. What I didn’t realize then were these BIG THINGS that would have made a big difference in the trajectory of my success, had I known them sooner.

Here are 7 things I wish I knew as a new agent:

1. To focus on sellers (not just listings). Focus on what they want, get them the best result, and win the relationship. You’ll get leverage and consistent income.

2. Power of relationships. Build relationships and ask everyone for business and expect help.

3. Importance of Lead Follow-Up. 70% or more of your transactions will come after the first conversation. Have a lead follow up system so you don’t miss potential deals.

4. Importance of self-image. Your fears are not real. Take action and force yourself to do what you're afraid of, so you become confident and get over the fear of doing it.

5. Think beyond survival. Have an abundance mentality. Set higher goals.

6 It’s easy to use work as an escape from life’s problems. Deal with your problems, because a catastrophe in one area of your life affects everything else (including your business).

7. Going pro. If you want to succeed in real estate, have the right work ethic and train harder like a professional athlete does. Commit to coaching and training to improve your skills and confidence.

      I’m just about a year in and realized that my “Team Leader” wasn’t much of a leader. i wasted months of my first year in the business being taught the wrong things. Luckily I have a successful mentor that has multiple businesses in RE but my point is that it takes a lot longer than 1 month, 1 year to really get it all together. Find a mentor, attend free brokerage classes, etc. That’s what i’m doing in 2020.

    Hey Kevin. #6. Man, it sounded like you where looking and talking directly to me. My marriage was on the verge of complete collapse. I worked 24/7. I worked hard, but because of #4, I was going nowhere fast. Then this past January, my wife was invited to a women’s ministry at church. She started to change – something as simple as just “being nice” to me for no reason, which in turn, started making me nice. Next thing you know we started going to church together and enrolled in a marriage class and our marriage has improved almost 100% In fact, I reversed everything. Now it’s: God first, Family second, work third. Life is good now. ( :

      Was gonna get take my exam. From what Im hearing agents will soon be extinct. Everything is getting done online. People are learning and would favor quicker options online, rather than pay commissions. Look at what zillow is doing. They are slowly taking over. Eventually AI is going to take agents out. Look what happened to travel agents, taxi drivers, etc

      @Omar Lopez I would say there are a lot of different avenues that real estate agents can take their licenses down. As an investor, appraisers, mentors, teachers good real estate agents are not just the people that show homes they are advisors. I personally call my agent whenever I have questions about the city I’m new to. I’m pretty sure when you call Travelocity’s phone number you will speak with someone who would have probably been a travel agent in another life. And your Uber driver is still a human lol

    Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

      Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.
